
What Does a Real Estate Project Sponsor Do From Acquisition Through Completion?

We view a real estate project sponsor as the party that helps connect the major decisions, professionals, and stages required to move a development from an initial land opportunity to a completed project. Our involvement can extend across acquisition, feasibility, entitlements, planning, financing coordination, infrastructure, construction management, builder relationships, and ultimately asset monetization. Acquisition and Initial Due Diligence
Our work begins by determining whether a property can support the intended development strategy. Before moving forward with an acquisition, we evaluate factors such as location, zoning, access, utilities, development constraints, market conditions, potential density, infrastructure requirements, and financial feasibility. We use this information to understand both the opportunity and the risks associated with the property. Our experience includes acquiring and developing communities such as Esencia, where we purchased 277 gross acres in Santa Fe and subsequently advanced the property through zoning and entitlement for 710 dwelling units.
Establishing the Development Strategy
Once we understand the property, we establish a development strategy that considers the highest and best use, anticipated market demand, project phasing, infrastructure requirements, and potential exit or monetization strategies. We do not treat acquisition, entitlement, construction, and disposition as separate decisions because each stage can affect the next. Our consulting services include feasibility preparation and analysis, market analysis, consumer research, pricing analysis, asset monetization, revenue forecasting, and asset disposition strategies, allowing us to evaluate a project from both its development and financial perspectives.
Managing Entitlements, Planning, and Approvals
A significant part of our role as a real estate project sponsor is moving a property through the entitlement and approval process. We coordinate zoning analysis, preliminary engineering, concept planning, platting, public agency agreements, municipal negotiations, and other requirements necessary to establish development rights. These decisions can directly influence project timing, costs, lot counts, and future marketability. At Entrada at High Range in Rio Rancho, we provided due diligence assistance, entitlement and preliminary engineering coordination, construction and project management, estimating, cash flow creation, and budget management before delivering 154 lots through two phases.
Coordinating Infrastructure and Construction
After approvals are secured, we help translate the development plan into physical improvements. This can include roads, utilities, drainage, grading, and other infrastructure necessary to prepare land for vertical construction. We coordinate consultants, contractors, schedules, budgets, estimates, and construction activities while monitoring progress and addressing issues that could affect the project. At Price Land Development Group, our construction services include construction management and consultant hiring and coordination, as well as cost analysis, cash flow projections, accounting, and billing.
Managing Builder Relationships and Lot Delivery
For residential development, our responsibilities can continue after infrastructure construction begins through builder negotiations and lot delivery. We work to establish builder segmentation, pricing, delivery schedules, and agreements that align the finished lots with market demand. At Los Diamantes, we led the planning, entitlement, and monetization strategy and developed the builder segmentation model, lot pricing structure, and builder contract negotiations. The project ultimately brought 494 single-family lots to market across three phases, with agreements involving D.R. Horton, Pulte Homes, and Hakes Brothers.
