The Trails
The Trails is a 105-acre mixed-use master-planned community in northwest Albuquerque, strategically located within a federally designated Qualified Opportunity Zone. The development includes 245 single-family detached homes alongside three remaining tracts zoned for multifamily and commercial use—positioning it as a vital contributor to the area’s residential and economic growth.
Price Land Development Group was engaged by San Diego–based private equity firm PacVentures to oversee the planning, entitlement, monetization, and full development of the property. Leading a top-tier team of designers, engineers, attorneys, consultants, and contractors, Price successfully brought all 245 single-family lots to market. These lots were fully contracted, entitled, developed, and sold to leading regional and national builders, including Abrazo Homes, DR Horton, and Hakes Brothers.
In addition to executing the full development strategy, Price designed the asset monetization plan, including builder segmentation, lot pricing, builder negotiations, and the creation of a comprehensive bank financing package for PacVentures. Post-sale, Price continued to support critical infrastructure efforts such as the completion of a 2-million-gallon water reservoir and transmission line, as well as the successful monetization of 37 multifamily-zoned acres to California based LaTerra Development.
