The project includes 232 thoughtfully designed lots. The land was fully entitled, platted, and engineered by Price, with Phase 1—comprising 116 lots—successfully delivered in Q3 2022. The community’s Grand Opening surpassed expectations, earning strong market reception and high praise from homebuilder Pulte Homes.

Building on this momentum, Phase 2—also featuring 116 lots—was delivered on schedule and within budget in Q4 2023. Since its launch, Colibri has consistently ranked as one of the top-performing communities in the Santa Fe submarket, according to Zonda analytics, based on housing starts and closings.

In addition to acquiring, entitling, and selling the project, Price continued to play a critical role by serving as construction manager after the sale of the platted and entitled lots to Pulte Homes. This hands-on approach ensured seamless execution, design integrity, and continued value creation throughout the development process.
