Los Diamantes is a 174-acre master-planned community located in the highly desirable and rapidly growing city of Rio Rancho, New Mexico. Positioned on the city’s southern edge, the development offers residents access to top-rated schools, nearby retail, and convenient proximity to major employment centers, freeways, downtown Albuquerque, and the Albuquerque International Sunport.

The master plan features 578 single-family detached homes, over 30 acres designated for mixed-use and business park development, and four acres of internal parks designed to enhance neighborhood livability. Price Land Development Group was engaged by a New Mexico-based development and investment firm to lead the project’s planning, entitlement, and monetization strategy. Price also directed public-private financing negotiations with the City of Rio Rancho, securing over $17 million through a Public Improvement District (PID) and Tax Increment Development District (TIDD) framework—including a $3 million city contribution toward offsite sewer and water infrastructure.

Price entitled and led a multidisciplinary team of designers, attorneys, engineers, consultants, and contractors to bring 494 single-family lots to market across three phases over four years. As part of the monetization strategy, Price developed the builder segmentation model, lot pricing structure, and all builder contract negotiations. These efforts culminated in successful agreements with DR Horton, Pulte Homes, and Hakes Brothers for 494 of the 578 total lots. At its peak, Los Diamantes ranked #1 in the Albuquerque MSA for housing starts, according to Zonda.
